Commercial Property Is Photographed For A Different Reader

Commercial property is photographed for a different reader. A tenant or an investor is not falling in love with a room, they are working out whether the space does the job and what it will cost them to make it work.

That changes what the gallery has to show: the layout, ceiling height, column spacing, loading access, parking, frontage and visibility from the road. A beautiful photograph of an empty office that does not show any of those has not done its job.

What we shoot, by commercial asset type

Office and creative space

The floor as a whole rather than a series of disconnected rooms, so a tenant can read the plate. Natural light, which for most office tenants is close to the top of the list. Common areas, lobby, and whatever the building is offering as amenity. A Matterport tour is close to essential here, because a tenant rep wants to walk the space online before they will tour it in person.

Retail

Frontage, signage position and, above everything, visibility from the road. Retail is a location purchase and the aerial showing the site against its traffic count and its neighbors is frequently the most important image in the set. Interior coverage shows the shell and the fit out condition honestly.

Industrial and warehouse

Clear height, column spacing, dock doors, drive in access, yard and truck court. We photograph them so they are easy to see and understand, not to dress them up. Medical, dental and wellness

Dental offices, plastic surgery and med spa suites, physical therapy clinics and veterinary practices. These are some of the most detailed fit outs in commercial real estate, and the photographs usually serve the practice, the contractor and the landlord at once. Operatories and treatment rooms are shot so the equipment reads cleanly and the cabinetry keeps its true color under clinical lighting. Builders and general contractors

A growing share of our commercial work comes straight from the people who build it. We work regularly with contractors including ARCO and Epoch Construction Services, photographing finished projects at handover for their portfolios, bids and award entries, and documenting sites in progress from the same positions each visit. If you build commercial space, the gallery that proves the quality of the work is worth planning before the tenant moves in.

Mixed use and investment

The whole asset as one thing: the site, the unit mix, the parking, the surrounding development. Investors want context and scale before detail.

Floor plans do more work here than anywhere else. A tenant planning a fit out wants to understand the layout before they care about finishes, and a plan alongside a Matterport tour answers most of a first round of questions without a site visit. Plans are drawn for marketing, not as a certified survey.

Scheduling around an operating property

Most commercial space is occupied and working. We shoot around tenants, before opening, after close or on weekends, and we can keep staff, customers and identifying details out of frame where that matters. Tell us the constraints when you book and we will work to them rather than turning up and discovering them.

What commercial photography costs

Commercial is quoted per property rather than packaged, because square footage, the number of units and the amount of aerial and 3D coverage vary far too much for a fixed price to be honest. Request a commercial quote with the address and the asset type and we will scope it.

Do I need a 3D tour on a commercial listing?
More than on a residential one, in our view. A tenant rep evaluating a suite wants to understand the space before anything else, and a Matterport tour lets them walk it and take approximate measurements with its built in tools without a site visit. It filters out the tenants the space was never going to suit.
Can you produce images for an offering memorandum?
Yes. Tell us the format and the crops your OM template uses and we will deliver to it, along with a floor plan if you need one. It is much easier to shoot for a known layout than to retrofit images into one afterward.
