Three Different Georgetown Markets, A Few Miles Apart

Georgetown is the north end of the metro and it is one of the more varied markets in the metro to photograph. Three quite different kinds of property sit within a few miles of each other.

Sun City and the 55 plus market

Sun City is one of the largest active adult communities in Texas and it dominates the Georgetown listing count. It is also a market with a genuinely different buyer, and that changes what the photography needs to do.

Sun City buyers are frequently relocating from out of state, often from considerably further away than a typical Austin buyer, and they are very often shopping remotely with a specific floor plan in mind. That makes a 3D tour and a measured floor plan more valuable here than almost anywhere else in the metro. A buyer in Michigan choosing between two identical plans wants to walk them and measure them, not squint at eleven photographs.

Single story layouts also photograph differently from two story homes. There is no stair to give a sense of vertical space, so the sightlines through the house are doing that job and the shoot has to be composed around them.

The historic square and older Georgetown neighborhoods

Downtown Georgetown has one of the best preserved courthouse squares in Texas, and the older neighborhoods around it have real Victorian and early twentieth century housing stock. These are character properties: smaller rooms, period detail, mature trees and lots that make exterior angles harder. They need a slower, more considered shoot than a modern home, and they reward detail frames of the things that make them worth the price.

Wolf Ranch, Berry Creek and the newer growth

Wolf Ranch, Berry Creek, Water Oak and the development pushing west along 29 are conventional master planned family housing. Standard shoot, fundamentals first, consistency across listings, and a Zillow 3D Home tour because that is where the buyer traffic is.

Booking and travel to Georgetown

Georgetown is our furthest regular market north, and travel to most of the city is included in every package. Drone flights are uncomplicated, being well clear of Austin Bergstrom's controlled airspace, though we check each address before the shoot as a matter of course.
