Luxury Listings Need Better Photos, Not More Of Them

High end listings do not need more photographs. They need better ones, more time, and the right light. A luxury shoot is a different appointment from a standard listing, and it is priced and scheduled as one.

At the top of the Austin market the buyer is frequently not in Texas. They are in California, New York or overseas, they are looking at four or five properties in the $2m to $8m range, and the media is doing the entire job of deciding which ones justify a flight. That is a much heavier lift than helping a local buyer decide whether to drive over on Saturday.

What changes on a luxury shoot

Time

A standard listing is an hour. A luxury property is half a day, and sometimes two visits. Rooms get shot at the time of day that suits them rather than in the order we happen to reach them. A west facing living room with a hill country view is photographed in the afternoon, not at ten in the morning when the window is a white void.

Real twilight, not virtual

Almost every high end listing earns a natural twilight session. If a property has architectural lighting, a lit pool, landscape lighting or a view that only resolves at dusk, an edited daytime frame does not reproduce it. Buyers at this level can tell, and so can the sellers who paid for the lighting design.

Aerial and film as standard

Luxury property is usually about the site as much as the house: the acreage, the water, the elevation, the privacy. Aerial answers that in one frame. A film answers how it feels to move through the property, which is the thing a remote buyer cannot get any other way.

Detail frames

The stone, the joinery, the hardware, the tile, the fixtures. On a luxury listing these are not filler, they are the evidence that the finish level in the description is real. We shoot them deliberately rather than as an afterthought at the end of the session.

A Matterport tour earns its place here more than anywhere. Out of state buyers need to walk the property and measure it before they will commit to seeing it in person, and Matterport is the only product that lets them do both.

Where we shoot luxury in this market

Mostly west: Westlake, Lakeway, Bee Cave and Dripping Springs, plus Barton Creek, Rollingwood and the Lake Travis shoreline. Downtown high rise condos are their own version of the same problem: less land, more view, and light that changes completely depending on which way the unit faces.

What luxury real estate photography costs

Luxury listings are quoted per property rather than sold as a package, because the variables that matter are square footage, how many trips the property needs and whether film and natural twilight are in scope. Our $975 Pro package is the starting point for a large home: 50 photos, drone, a 3D tour, a 60 second premium listing video, a walkthrough video and virtual twilight and staging in one visit. Genuine estate work is quoted above it.

Luxury Real Estate Photography FAQs

How much does luxury real estate photography cost?
It is quoted per property rather than packaged, because square footage, the number of visits and whether film and natural twilight are in scope change the job completely. Our $975 Pro package is the sensible starting point for a large home, and genuine estate work sits above it. For a particularly large property, call us and we will scope it with you.
How far ahead should I book?
Further than a standard listing. A luxury shoot may need two visits, one of them at a fixed dusk time that cannot move, and the weather has a vote in that. A week of notice makes the scheduling much easier, and gives the seller time to get the property genuinely ready.
Do you shoot twilight for real, or edit it?
For luxury we recommend real. We come back at dusk and photograph the property during the actual window. Editing approximates a lit house, it does not reproduce one, and at this price point buyers and sellers can tell. We do offer virtual twilight as a fallback if the schedule genuinely will not allow a second visit.
Can you work with a stager or a designer?
Yes, and it makes for a much better shoot. If a stager is dressing the property we would rather shoot after they have finished and coordinate directly with them on the day. Tell us who is involved when you book.
What about privacy on a high profile listing?
Tell us before the shoot and we will keep the property out of our portfolio and social entirely, and frame to keep neighboring properties and identifying details out of shot. It is a normal request and we do not need a reason.
