A Rental Is Booked On Photos, Not Sold On Them

A short term rental is not sold, it is booked, repeatedly, by people scrolling a grid of thumbnails. The cover photo is doing more work than any single image in real estate, and most Austin listings are still using something shot on a phone.

Austin runs a serious short term rental market on the back of ACL, SXSW, F1, football weekends and a steady stream of bachelor and bachelorette parties. How rental photography differs from listing photography

A listing photograph documents a house honestly for someone deciding whether to buy it. A rental photograph sells an experience to someone deciding where to spend a weekend. Both have to be truthful, but they are aiming at different things.

  • Warmer and more styled. Lamps on, throws arranged, table set, coffee out. A listing photo strips a room back. A rental photo dresses it.
  • The cover photo is a decision. One image decides your click through rate, and it is usually the main living space, the pool or whatever the single most distinctive thing about the property is. We shoot with that specifically in mind.
  • Amenities carry the booking. The hot tub, the pool, the game room, the fire pit, the patio, the coffee setup, the workspace. These are the things guests filter on and screenshot.
  • Sleeping arrangements matter. Every bed, every bedroom, honestly. Guests are checking whether six people genuinely fit, and a listing that oversells this gets punished in reviews rather than at the door.
  • Neighborhood context. What is walkable, what the street is like, how far downtown is. Guests are booking a location as much as a property.

Do not oversell it. A rental that photographs better than it lives generates one great booking and a run of two star reviews about the photos. Honest, well styled photography of a property that delivers is worth far more over a year than one flattering angle.

How much does Airbnb photography cost in Austin?
Quoted per property, driven mostly by bedroom count and how much amenity and outdoor coverage the listing needs. A one bedroom condo and a six bedroom party house with a pool are very different shoots. Tell us the property and we will price it.
How should I prepare the property?

How many photos does a listing need?
Enough to cover every room, every sleeping space and every amenity, which for most properties lands between 25 and 40. Platforms reward complete listings, and guests are specifically checking whether the sleeps number is real. Padding beyond that does not help.
Do you shoot video for rentals?
Yes, and it is worth more here than on a sale listing. Guests book on feel, and a 30 second vertical reel conveys that better than stills. It also gives you something to post, which matters if you run social alongside the platform listings.
What if the property is not furnished yet?
We can shoot it and use virtual staging to carry the first listing while the furniture arrives, then reshoot properly once it is in. Be careful to swap the images out once the real furniture lands, since guests arriving to different furniture than they booked is a review problem.
