Westlake is the top of the Austin market, and it is the one part of our service area where a standard listing package is frequently the wrong answer.

Eanes ISD, hill country terrain, mature trees, serious architecture and price points that make the media budget a rounding error against the commission. Buyers at this level are often out of state, comparing several properties in the same range, and making the decision to fly out based entirely on what they can see online.

What a Westlake shoot involves

A shoot planned around the light

A larger Westlake home takes longer on site than a standard listing, and the shoot is planned around the light rather than run in whatever order we reach the rooms. A west facing living room with a hill country view is photographed in the late afternoon, not at ten in the morning when the window is a white void and the view is gone. If the property needs a second visit for twilight, we tell you when we scope it.

Natural twilight, not virtual

Almost every Westlake listing earns a real dusk session. These properties have architectural lighting, landscape lighting, lit pools and views that only resolve at twilight, and an edited daytime frame does not reproduce any of it. Buyers and sellers at this level can tell the difference, and the seller usually paid a lighting designer for the thing you are failing to show.

Aerial and film

The site is a large part of the value here: the lot, the trees, the elevation, the privacy, the view corridor. Aerial answers that in one frame. A film answers how it feels to move through the property, which is the thing a remote buyer cannot get any other way.

Stone, joinery, hardware, tile, fixtures. On a Westlake listing these are not filler at the end of the session, they are the evidence that the finish level in the description is real.
