Video is the piece most Austin listings still skip, which is exactly why it works. A gallery of stills tells a buyer what the rooms look like. A film tells them what it feels like to move through the house, how the light changes from the front door to the back, and how the spaces connect. It is the closest thing to a showing that fits in a text message.

Two different films, two different jobs

The listing walkthrough

Around 60 seconds, horizontal, cut to licensed music. It opens on the strongest exterior or an aerial reveal, moves through the property in the order a buyer would actually walk it, and holds long enough on the rooms that matter to let them land. It goes on the MLS where your board allows video, on your site, on YouTube and in your email to a buyer who is not in Texas.

The vertical social reel

Around 30 seconds, shot vertical, cut fast, built to stop a thumb. This is not the walkthrough cropped down. It is framed vertically on location, opens with a hook in the first two seconds, and is paced for a feed where the alternative is someone scrolling past.

We shoot property focused reels. If you want agent branding content, personal brand pieces or talking head video, that is a different product and we will tell you honestly whether we are the right people for it.

This is the gap in the Austin market. A large share of listings in this metro still go out with stills only. Video is the cheapest way to look like the more serious listing in a search result full of photo galleries.

How we shoot a listing video

  • Stabilized motion throughout, so the camera moves the way a person would rather than drifting or bobbing.
  • Exposure held through doorways, so a room does not blow out as the camera enters it.
  • Aerial cut in from the same visit, usually as the opening reveal or the closing pull back.
  • Color graded to match your stills, so the film and the gallery look like one piece of work.

Everything is cut to licensed music. That sounds like a technicality until a reel gets muted on Instagram for an unlicensed track, at which point it is the whole ball game.

What real estate video is worth on a listing

NAR's figures put listings with video at meaningfully higher engagement, and video is one of the few assets that keeps working after the listing sells: it is portfolio for your next seller presentation. For luxury property a film is close to expected. For short term rentals it is arguably more valuable than the stills, because guests book on vibe. For new construction and multifamily, one well cut community film does work across dozens of units.

How much does real estate video cost in Austin?
A walkthrough video is included in our $450 listing package, and the $975 package adds a premium listing video of around 60 seconds. Listing videos can be shot vertically for social as well. Video can also be booked on its own. Because run time, aerial coverage and edit complexity vary a lot between a condo and an estate, standalone video is quoted per property. See the packages.
How long should a listing video be?
Shorter than most people expect. Around 60 seconds for the main film and 30 seconds or less for the social cut. Buyers do not sit through three minute walkthroughs, and the drop off is brutal after the first fifteen seconds. The job of the film is to make somebody want to see the house, not to substitute for seeing it.
Do you shoot vertical for Instagram and TikTok?
Yes, and we shoot it as its own thing rather than cropping the horizontal film down. A vertical reel needs different framing, a faster cut and a hook in the first two seconds. A cropped landscape film reads as an afterthought, because it is one.
Is the video shot the same day as the photos?
Yes. Photography, drone, 3D scan and video all happen in one visit. The seller clears the house once, and the whole package comes back together the next business day.
Do you use licensed music?
Yes. Every film is cut to properly licensed music, which matters more than agents expect. Instagram and Facebook mute or take down posts using unlicensed tracks, and a muted listing video is a wasted listing video.
Will you put me or the seller on camera?
We can, and agent led walkthroughs work well for some brands. Most of our listing films have no presenter, because the property is the subject and a presenter adds a scheduling dependency. Tell us which you want when you book.
