A listing gallery has one job: stop the scroll. Most buyers meet a property on a phone screen, at night, somewhere in a list of thirty others, and they give the first image about three seconds. We shoot for that frame, and then we shoot the rest of the house properly.

What professional real estate photography changes

Those are national figures, not a guarantee on any one address. What we can say from shooting this market every week is narrower: a large share of Austin buyers are relocating and shopping from another state, so the gallery is frequently the entire showing. Somebody in California decides whether to fly out based on your photos.

How we shoot a listing gallery

  • Exposed for the room and the window. Multiple frames per angle, blended by hand, so you get a bright interior and a view through the glass instead of one or the other.
  • Straight verticals, corrected distortion. Lines that lean are the fastest way to make a good house look amateur.
  • Neutral color. White trim reads white, rather than yellow under tungsten or blue under an overcast sky.
  • Sky replacement when the weather has not cooperated, which in Central Texas is often enough to matter.

What we do not do is stretch rooms with an ultra wide lens to make them look bigger than they are. It photographs well and it disappoints in person, and the agent is the one standing there when it does.

What changes by property type

A downtown condo, a Westlake estate, a builder's spec home in Leander and a ranch outside Bastrop are four different shoots.

  • Condos are about light and layout in a small footprint.
  • Luxury properties earn a longer session, twilight exteriors and usually a film.
  • New construction needs consistency across a whole community so the gallery reads as one set.
  • Ranch and land needs altitude before it needs anything else.

Real Estate Photography FAQs

How much does professional real estate photography cost?
Our listing packages start at $200, which covers 25 MLS photos, 3 drone photos, a floor plan schematic and a marketing kit for a home up to about 2,500 square feet. The $450 package adds a 3D tour and a walkthrough video, and the $975 package adds a 60 second premium listing video, virtual twilight and staging, and community photos. Photography can also be booked on its own without a package. See the full pricing page.
How many photos will I get?
Between 25 and 50 finished images depending on the package, which is the right range for a typical Austin listing. What actually decides the number is the house. A 1,200 square foot condo does not have 50 photos in it, and a 6,000 square foot property in Westlake has more than 50. We shoot what the property has and deliver the frames that sell it, rather than padding a gallery to hit a number.
How long does a real estate photo shoot take?
Around an hour on site for a standard home. Larger properties run 90 minutes to two hours. If you have booked drone, a 3D scan or a floor plan, all of that happens in the same visit, so there is still only one appointment to coordinate with the seller.
When do I get the photos back?
The next business day. A shoot that finishes in the morning is normally edited and delivered by the following morning, so a listing can be live within 24 hours of the camera coming out. Rush delivery is available if you are up against an MLS deadline.
Do I own the photos?
You get a full license to use the images to market the property: MLS, Zillow, your own site, print, and social. We keep the copyright, which is standard across the industry, and we may use a frame or two in our own portfolio. If a listing is sensitive and you would rather we did not, say so when you book and we will keep it out.
What does the seller need to do before you arrive?
Blinds open, lights on, cars off the driveway, trash cans out of shot, counters and bathroom surfaces cleared, and pet bowls and litter boxes put away. We send a one page prep checklist when you book. Ten minutes of tidying before we get there is worth more to the finished gallery than anything we can do in editing afterward.
Do I need to be at the property to let you in?
No. We have Supra lockbox access, so for a listing on a Supra box we can let ourselves in at the booked time and you do not have to meet us there. If the property uses a different lockbox or a code, add the access details when you book. Sellers are welcome to be home, but most agents never need to be.
