Photography sells the rooms. A 3D tour sells the layout, which is the thing photographs are worst at. A buyer looking at eight interior frames cannot tell you how the kitchen connects to the living room, whether the fourth bedroom is next to the primary or down the other end, or how far it really is from the back door to the garage. A dollhouse model answers all of that in about ten seconds.

What a Matterport tour actually is

We scan the property with Matterport hardware, room by room, and the platform stitches the captures into three connected things:

  • A walkthrough. The buyer moves through the space from point to point and looks in any direction, at any time of night, from anywhere.
  • A dollhouse view. The whole property as a 3D model they can rotate and cut in half to read the floor plan and the flow.
  • Measurement tools. They can measure a wall, a window, a doorway or a ceiling height themselves, without asking you.

It is delivered as a single link. You can embed it on the MLS where your board allows it, drop it on your own site, put it in an email to an out of state buyer or attach it to a social post. It is not locked to any one portal.

Matterport or Zillow 3D? They are not the same product

This is the most common question we get, and the honest answer is that they solve different problems. Matterport is the better tour. Zillow 3D wins you the 3D Home badge in Zillow search results, which is a traffic lever rather than a tour quality lever.

They are separate scans on separate equipment. A Matterport file cannot be converted into a Zillow 3D Home tour, so booking both means two captures and two charges. For a lot of standard residential listings, where most of the traffic arrives through Zillow, the badge is the thing worth having. For luxury, relocation buyers and commercial space, where layout and square footage are the sale, Matterport does more work.

Who gets the most out of a Matterport tour

Relocation buyers, first of all. Austin runs on people moving here from somewhere else, and a 3D tour is the difference between a serious out of state buyer and one who will not commit to a flight. Luxury listings earn it almost automatically. Commercial space is arguably the strongest use of all, because a tenant evaluating a suite wants to understand the layout and size above everything else, and the measurement tools give a useful first look without a site visit.

It also does quiet, unglamorous work on any listing: it cuts the number of showings from people who were never going to like the layout, which is time back for you and less disruption for the seller.

What is a Matterport tour used for?
It is a 3D model of the inside of a property that a buyer can walk through in a browser, rotate as a dollhouse, and measure. It works as a permanent link you can put on the MLS, your own site, an email or a social post. Agents mainly use it to filter out buyers who were never going to like the layout, and to let out of state buyers tour without flying in.
What is the difference between Matterport and a Zillow 3D Home tour?
They are two separate products from two separate companies. A Matterport tour is a dollhouse model with measurement tools that lives on its own link and can go anywhere. A Zillow 3D Home tour lives inside the Zillow listing and earns the 3D Home badge in Zillow search results. They are captured with different equipment in separate scans, so a Matterport file cannot be converted into a Zillow tour. Plenty of agents book both.
How long does a 3D scan take?
Roughly 30 to 45 minutes for a standard home on top of the photography, because the scanner has to be positioned and fired in every room and hallway rather than pointed at the good angles. It happens in the same visit as your photos. Larger and more complex properties take longer.
How accurate are the measurements?
Matterport quotes accuracy within about 1%, which is close enough for a buyer working out whether their sofa fits or where a wall could come down. It is not a substitute for a survey or an appraisal, and no buyer should be treating it as one.
How long does the tour stay live?
For as long as the listing needs it, and we will tell you plainly what the hosting arrangement is when you book rather than letting a link quietly expire mid listing. If the property sells and you want the tour taken down, ask and we will pull it.
Does the house need to be empty?
No, and it usually should not be. A furnished space scans better because the model reads as a home rather than a set of boxes. It does need to be tidy, because the scanner captures everything in the room including the laundry basket. Empty rooms are a good case for virtual staging on the stills.
