Multifamily Photography Is A Leasing Gallery, Not A Listing
Multifamily photography works differently from listing work. You are not selling one home once, you are supplying a set of photos that has to lease dozens of units for years, from a website and an ILS listing rather than from a showing.
Austin's multifamily market is competitive enough that a renter comparing four communities will make a shortlist in about ten minutes, entirely from photographs and rent, and never call the ones that did not make it. The photography is doing the leasing agent's first conversation for them.
What an apartment community shoot covers
Unit types, not units
You do not photograph every apartment, you photograph one excellent example of each floor plan. A one bed, a one bed with a den, each two bed layout, each three bed. Shot in the best available unit for that plan, ideally furnished or virtually staged, then used for every unit of that type.
Amenity spaces
This is where the leasing decision is often made, because units within a rent band look broadly similar. The pool, the fitness center, the coworking space, the dog park, the clubhouse, the courtyard, the package room. Shot with people in them where possible, since an empty amenity space reads as an unpopular one.
Community and aerial
The aerial that shows how the community sits: the buildings, the pool, the parking, what is walkable, what is next door. For lease up on a new community this is close to the most valuable image you have.
3D tours per floor plan
Renters increasingly expect to tour before they visit, and a large share of Austin's renters are relocating from out of state and cannot visit at all. A tour per floor plan plus a floor plan converts those renters without a leasing agent spending an hour.
Refresh the photos, do not reshoot everything. Amenity and community imagery ages faster than unit photography, especially after a renovation or a rebrand. Most communities we work with refresh amenities annually and reshoot unit types only when a plan is genuinely remodeled.
Lease up and repositioning
A new community in lease up needs the full photo set before the first unit is available, which usually means shooting the model and the amenities while the rest of the property is still finishing. A repositioned asset needs before and after coverage, plus a clean break from the old imagery, which is more of a brand problem than a photography one. Either way it is worth planning several months out.
