How The House Was Delivered

The furnished frames are what went on the listing. The empty ones went in the same gallery, because some buyers want to see the raw space.

Why Empty Rooms Photograph Smaller Than They Are

This house was completely empty when we photographed it. Polished concrete, white walls, a timber clad vaulted ceiling and nothing else. Beautiful in person, and very hard to sell from a gallery.

Empty rooms photograph smaller than they are. Without furniture there is nothing to give the eye a scale, so a twenty foot vaulted great room reads as a corridor, and a buyer scrolling on a phone cannot tell whether their sofa fits. That is the whole problem virtual staging exists to solve.

The photography came first, then the staging

Staging is an edit, not a substitute for photography. Every frame here was shot properly first: exposures blended by hand so the interior is bright and the windows still show the fields outside, verticals corrected, color neutralized so the white walls read white against the timber ceiling.

Only then does the furniture go in. It is scaled against the real dimensions of the room, lit to match the direction and color of the actual window light, and given contact shadows so nothing floats.

What the seller did not have to do

Nothing. No staging company, no rental furniture for a month, no second shoot once it arrived, and no risk of the listing sitting empty while it was arranged. The gallery landed the next business day with both sets of images in it, so the agent could publish the furnished versions and keep the empty ones for the buyer who wanted to see the raw space.

Disclosure. Every virtually staged image can be clearly labeled to help agents meet applicable disclosure requirements. Agents should follow their MLS and brokerage requirements for the listing.
